If the landlord has increased the rent, they can ask the tenant to pay a bond top-up. It can be for a general bond or a pet bond. Landlords can lodge (deposit) the bond top-up online, using Bond Hub.
If the landlord uses property management software (PMS), they can top up the bond using that software instead of using Bond Hub.
Steps to top up a bond in Bond Hub
If you are a landlord, you can follow the steps on this page to lodge a bond top-up in Bond Hub.
You should confirm that your contact information in Bond Hub is correct before topping up a bond. This will allow us to send you a confirmation via email or post once the bond is successfully topped up.
If the tenant will pay the bond to Tenancy Services
If the tenant wants to pay the bond top-up directly to Tenancy Services, the landlord must lodge the bond top-up in Bond Hub first. As part of this lodgement request, the landlord can nominate the tenant to pay the bond top-up. Bond Hub will then send an email to that tenant, which contains a link they can use to make their payment.
The landlord can only nominate a tenant to pay the bond top-up if the tenant has an email address with us and has their contact preference set to 'email'. If needed, tenants can update their contact details and preferences online.
Make sure your email address is up to date
Step 1 — Log in to Bond Hub
If you are a landlord and have:
- not used Bond Hub before, you will need to register first.
- used Bond Hub before, you can sign in.
For more information about how to register and log in, go to the 'Using Bond Hub' page.
Step 2 — Request a top up
Under ‘Top up requests’, select ‘New top up’ on the right-hand side.
You will then be taken through the steps to add a bond top-up:
- Check your name and Landlord ID are correct.
- Select the correct tenancy address and bond number.
- Choose the type of bond you want to top up (general bond or pet bond) and the top-up amount.
- Enter the new weekly rent amount and the new bond amount.
- Choose who is paying.
Set up the bond top-up payment
When setting up payment for the bond top-up, you can either:
- nominate the landlord (yourself) to pay the top-up amount, or
- nominate a tenant to pay the top-up amount, if they have an email address with us and have their contact preference set to ‘email’.
If you are nominating a tenant to pay the bond top-up, make sure the email address you have for that tenant matches the one they have with us.
If the tenant does not have an email address with us, or does not have their contact preference set to ‘email’, you cannot nominate that tenant to pay the top-up. If you cannot nominate any tenant to pay the top-up, you must nominate the landlord to pay.
Once you submit your bond top-up request, Bond Hub will prepare a secure payment page for the person nominated to pay the top-up.
Step 3 — Pay the top-up amount
If the landlord is paying the top-up
If you are the landlord and have nominated the landlord to pay the top-up, submitting your top-up request will bring you to a secure Bond Hub page where you can enter your payment information.
If a tenant is paying the top-up
If you are a tenant and have been nominated to pay the bond top-up, you will receive an email from Bond Hub that contains a payment link. You may need to check your spam or junk email folders for this email.
Once you have received this email, open it and click on the preview link. This will bring you to a secure Bond Hub page where you can enter your payment information.
Paying the top-up
Payments are all online and we accept:
- Mastercard
- Visa credit, or
- debit card.
Payments can also be made by Account2Account from a personal bank account.
You will be asked to provide an address as part of the payment process. This address must be the postal address associated with the bank account you are using to pay the top-up.
Once the bond top-up is paid
After the bond top-up is paid, both the landlord and tenant will get confirmation the bond has been successfully topped up. We will send confirmation by email or post, depending on their contact preference.
The confirmation will include details about the bond lodgement. This includes the bond number, Landlord ID (for landlords) and tenant number (for tenants).
Tenant numbers are unique for each tenancy. These will look like "Tenant-12345678". If you are a tenant and we ask you to provide or enter your tenant number for future transactions, you must provide this in full ("Tenant-12345678", and not just "12345678").
Tenants should keep their tenant number safe and not share it with anyone, including their landlord and other tenants.
When you are requesting to top up a bond or paying a top-up amount in Bond Hub, your session will automatically time out after 15 minutes for security reasons.
If this happens when you are requesting to top up a bond, Bond Hub may have saved some details of your top-up request. You should check your drafts in case a copy of your request is available there.
If this happens when you are paying a top-up, you should first check your bank transactions or contact your bank to confirm if your payment has proceeded.
- If payment has taken place, contact us so that we can confirm if we have received your payment, and help resolve any issues.
- If you are a landlord paying the top-up and payment has not taken place, you should check your drafts for a copy of your request in case you need to resubmit this.
- If you are a tenant paying the bond and payment has not taken place, you can click on the payment link in your email and select “Request new access token”. This will give you a link to a new secure page where you can make your payment.
