Landlords can add or remove tenants to a tenancy, using Bond Hub.

You can add or remove tenants to a property online in Bond Hub. This can happen when a tenant moves out or a new tenant moves in.

If you use integrated property management software, please contact your vendor to understand how to complete change of tenant transactions in your system.

If you are landlord and have not registered for Bond Hub, you must register first.

Using Bond Hub

Before you start

Make sure you have:

  • A Bond Hub login
  • Asked your tenants to check Bond Hub has their correct email addresses or mobile numbers
  • The new tenant’s preferred method of contact: email, text message or post.

View or update bond contact details

Let each tenant know they will receive a notification and must respond within 12 working days to confirm the change.

Steps to change a tenant

  1. Log in to Bond Hub.
  2. Go to Change of Tenant Requests and select New Change of Tenant.
  3. Select the tenancy address and bond number.
  4. Choose whether you want to add or remove a tenant(s).
    • If you need to both remove and add a tenant(s), you must submit 2 separate requests.
    • First remove the tenant(s), then submit a new request to add the new tenant(s).
  5. To remove a tenant(s):
    • You will see a list of current tenants.
    • Find the tenant(s) you want to remove, open the dropdown next to their name, and select Edit.
    • Change their status to Departing and enter their move-out date.
  6. To add a tenant(s):
    • You will see a list of current tenants.
    • Under Incoming tenants, click New Tenant and enter their details.
  7. Review all the information, then submit your request.
  8. All tenants will receive a notification.

Note: if you are removing multiple tenants, at least 1 tenant must remain on the tenancy.

How tenants respond to a change of tenant


When a landlord submits a change of tenant, all tenants will receive a notification (by email, text message or post) and they each must respond to the request.

If the notification is sent by email or text message they need to:

  • click the link in their email or text
  • enter their tenant number and one-time password
  • agree or disagree to the change in tenant
    • If they all agree, the change of tenant is confirmed
    • If any tenant disagrees, the request is cancelled.

All parties will receive a notification confirming whether the change has successfully completed or not.

If the notification is sent by post, they will need fill in the form and return it.

Tenant numbers

Tenants can find their tenant number on any correspondence with Tenancy Services, it will look like Tenant-12345678.

If they cannot find it, they can email bonds@tenancy.govt.nz or phone us on 0800 836 262 (0800 TENANCY). Do not reply to this email address as this will cause delays.

Tenant numbers are unique for each tenancy. Tenants should keep their tenant number safe and not share it with anyone, including their landlord or other tenants.
