Answer some simple questions to find out if you are operating a boarding house. If you are, you must meet the requirements under tenancy law.

Do you own or manage a property where six or more people share the accommodation by renting a room or a sleeping area within a room?

If you do, and your tenants share facilities such as the kitchen, bathroom or laundry you are probably operating what’s considered a boarding house under the Residential Tenancies Act 1986(external link) and must comply with tenancy law.

Boarding house tenancies and standard residential tenancies share many of the same requirements, but there are some differences.
