Tenancy Services is continuing to modernise the tenancy bond service for customers.
From 1 December 2025, a new version of our business-to-business (B2B) connection for property management software (PMS) will be available. This update introduces a dashboard to view your bonds, new refund self-service functionality and supports pet bond transactions.
We are also launching Bond Hub, a new online self-service tool for landlords who do not use property management software. Bond Hub will allow landlords to view, lodge, and top up bonds, including pet bonds.
What this means for property management software users
To process bond transactions within your property management software — including refunds — your software vendor must integrate with the updated B2B connection.
- If your software is integrated by 1 December 2025:
You will continue to enjoy all the benefits of the B2B connection, including bulk bond lodgements and trust account payments and the new self-service refund functionality. - If your software is not integrated by 1 December 2025:
Bond transactions will need to be completed via Bond Hub. This includes the following:- Landlords and property managers registering for Bond Hub access.
- Identity verification using RealMe, Microsoft, or Google.
- Lodging bonds and top-ups individually through Bond Hub.
- Payments via credit card, debit card, or account2account (no direct debits or direct credits).
- Initiating refunds by submitting the bond refund form via current email channel.
- Please speak with your software provider to confirm their integration status and timeline. Bulk lodgements in PMS must be completed by Friday, 28 November 2025, or submitted after 1 December.
- We will not accept direct credit or direct debit payments from users not using property management software to submit their lodgements and top ups.
We have worked closely with all of the current software providers through this next phase of change and most have confirmed that they will be ready for 1 December.
If your property management software provider advises you that they will not be ready by 1 December, we strongly recommend preparing your staff for the alternative process outlined above.
