Some tenants will start to see their bond being handled differently. This is because landlords or property managers who use property management software connected directly with Tenancy Services can now use this for bond refunds as well as bond lodgements.

Later this year, we’ll introduce bond refunds to Bond Hub too which will mean no more paper bond refund forms – it’ll all be done digitally – like it is now for bond lodgements.

If your property manager uses connected software, here’s what you can expect.

Lodging your bond

If your landlord or property manager charges a bond, they will lodge it using their property management software.

What your property manager needs to do:

  • Collect the bond money from you.
  • Give you a receipt.
  • Lodge your bond with Tenancy Services within 23 working days.
  • Enter your contact details (for example, your email address) so you receive updates.
  • Pay the bond to Tenancy Services by direct debit or direct credit through their system.

What you will receive:

  • An email from Tenancy Services confirming your bond has been paid to us. It will come from bonds@tenancy.govt.nz. If you haven’t got an email listed with us it will come in the post.
  • A tenant number. Keep this safe - you’ll need it later when your bond is refunded.

If you don’t receive a notification, talk to your property manager first.

Refunding your bond

When your tenancy ends, your property manager will request your bond refund using their software.

What you need to do:

  1. Make sure your landlord or property manager has your current email address. If we don’t have your email address we will need to communicate via the post, which will be slower and will not provide the benefits the new system can provide.
  2. You’ll receive an email from Tenancy Services bonds@tenancy.govt.nz with a link to a one-time password.
  3. Select the link in the email. Enter your tenant number when prompted.
  4. Review the refund amount entered by the property manager.
  5. Accept or decline the refund.
